EZPZ Property Manager has all the standard accounting features you would expect from a computerised bookkeeping system, such as sales ledger, purchase ledger, nominal ledger, bank reconciliation, and VAT analysis with additional features such as the calculation of rents and commissions on managed properties and automated credit control for tenants.

The system enables you to keep details of individual properties, landlords and tenants, and the links between them.

For each landlord you can store name and address details, VAT status, and details of who payments are made to. The system accepts payments to multiple payees where payments need to be split, for example, where a property is jointly owned by more than one landlord.

At regular intervals, say each month end, the system can calculate the commission owed to you from each landlord for managing his properties. The system then automatically calculates payments due to landlords and will generate statements showing rents collected and commission charged for each property, with details of any disbursements. Tenant balances may optionally be included in the statement.

You can also prepare individual income and expenditure accounts, balance sheet and VAT analysis for each landlord, as well as for your own business.

Each property is linked to the landlord that owns it, and will have rent, commission and tenancy records created for it. For example, a tenancy record will hold details of the type of tenancy, its duration and the tenant. Each rent, commission and tenancy record covers a period of time so the system maintains a history of previous rent and commission rates that have been in force, and tenants that have occupied the property.
